The Best Materials 

There are many roofing materials available on the market, however, they all vary quite significantly when it comes to longevity. If you want a material that is going to keep your home safe and dry for many years to come, there are materials that are superior. 

So, what are these materials? 

Slate Roofing

First up we have slate roofing. On average this can last anywhere from 5 to 150 years. It is probably the most common roofing material there is. 

However, there are two different types of slate, you can get soft slate and hard slate. Hard slate is known for being able to last for over a century, it could even last 200 years if you were lucky. 

Most property owners highly value hard slate roofing. 

This does make us wonder if there is a downside to this, because nothing is perfect. Well, yes, it does have cons. 

Firstly it is expensive, it is one of the most common types of roofing materials, but it is so for a reason, and that reason bumps up the cost. 

For some people this cost may not be financially viable. Of course, let’s not forget it is also not the easiest thing to repair either. Damage happens, and when it does something that is tricky to fix is problematic.

Metal Roofing

Metal roofs are up next. They are very durable as you might expect. They can last from 70 to 100 years, as long as they are of high-quality. 

One reason that these last so long is due to the core material being just so strong. 

Lifespan for this does depend on a few things, of course, it needs to be resilient to standard everyday wear and tear, however it may have to encounter severe storms, winds, rain, rot, fire, and infestations. 

Generally it is pretty resilient against most of these threats, but it is worth considering. 

Do not forget that it is also more wallet friendly, not as expensive as slate tile roofing , and it can add value to your home too. 

Spanish Tile Roofing

Spanish tile roofing is usually clay. It is named so due to its use among Spanish missionaries. Its lifespan can easily surpass 50 years. 

It is not perfect though. It is more prone to damage than the previous two. It won’t decay, but cracks are more common in this roofing type. 

Should you decide that clay tiles are for you, you should take as much immediate action as you possibly can to replace and repair any tiles that have broken on your roof.

Wood Shake

Wood shake shingles are not too bad. They are not as good as the previous options, but they are still good. They can last upwards of 25 years. 

They are a specific type of thick wooden roofing tile, and they are rather pretty to look at. They are beneficial in some ways, while they do not have the lifespan of the aforementioned options, they can last a good few decades. 

Do remember though, they are not so easy to just… have. Like anything else that is wood, they do require consistent upkeep and maintenance. You cannot just leave them there and forget about it. They need your attention.

Wood Shingles

Wood shingles, again, are wood, and are pretty to look at. However, it does not last as long as wood shake shingles. You can expect these to last 1.5 to 2 decades. 

They are small and thin, you will usually see these in Florida. They are cheap as an option but don’t last long. 

Again, it will need upkeep, and as it is wood, you should expect it to degrade overtime. 

You can help to extend its lifespan, but not by a massive amount.
